Inspection Process

The on-site assessment is a visual examination focused on the building’s critical systems and components, including structural systems, building envelope, interior building components, mechanical systems, and regulatory compliance. The depth of each inspection will vary based on the property type, building age, and clients’ needs. Depending on the scope of the inspection, the assessment can be performed by an individual commercial inspector or the inspector and one or more of our team specialists who provide expertise in specific building systems or elements, such as mechanical HVAC, roofing, building enclosure, ADA/FFHA accessibility, and elevators, etc.

Interviews are conducted with building owners or key personnel to obtain basic information regarding the property’s general condition,  known issues, and past issues, including violations, warranties, and building component ages.  Property documents of relevance such as lease agreements, certificates of occupancy, repair invoices, and maintenance records will be requested and reviewed.

The inspection report will offer details from the on-site inspection, documents procured, the results of interviews conducted, and any other third-party reports ordered as part of the commercial property inspection. The findings will highlight the property’s strengths and potential deficiencies, along with deferred maintenance issues. The information provided gives clients the ability to address issues that impact the building from a physical standpoint and financial perspective, as well as the health and safety of the building’s occupants. The report will include photos, possible videos, and narratives of identified deficiencies and deferred maintenance items. Deficiencies will be displayed in order of priority and include estimated long and short-term repair or replacement costs.

Commercial Building Inspections

We inspect a wide range of structures, from industrial, multi-family, office, retail, mixed-use, recreation, education, and hospitality. Clients include real estate brokers and investors, lenders, architects, facility owners, construction site project managers, developers, lessors and lessees, property managers, and more. Since all properties are unique and clients have different needs, our inspections are tailored accordingly.

A Property Condition Assessment is a thorough examination of all improvements and systems in each building on the property. When a property changes hands, a PCA is typically ordered as part of the due diligence process. Before issuing a loan, a lender may request a PCA, or an investor/buyer may request the assessment prior to purchase.

The report will includes photos, narratives, immediate repairs table, and a replacement reserve table. The immediate repairs table identifies and estimates the costs of immediate and short-term capital needs, such as life safety and code violations or priority system repairs and replacement. The replacement reserve table identifies long-term capital based on the expected useful life of the building systems and components.

Facility Condition Assessments (FCAs) aid owners in developing capital budgets, prioritizing resources and understanding the physical state and worth of their real estate assets. Facility Condition Assessments are also used as a resource to obtain additional funding.

These observations, research, and calculations are reported in a detailed Facility Condition Assessment Report which includes photos, narratives, and projection tables outlining short and long-term expenditures. 

  • 3D Interior and Exterior Digital Replicas

    In addition to our standard FCA, we offer 3D interior and exterior scan inspections. With 3D scans, you can capture your building in a photo-realistic 3D replica known as a Digital Twin. Digital Twins offer the most efficient, effective method to survey your existing buildings and report on the building locations, layouts, and conditions to manage maintenance and develop remodeling plans. Digital twin gives immersive access to critical building intelligence, including accurate structure measurements, floor plans, and equipment dimensions within.            

Our customized commercial inspections are completely tailored to the needs of our clients. The scope of work can range from a single item inspection such as a roof or a more in-depth assessment requiring one or more commercial inspectors along with a team of specialists who provide expertise in a specific building system or element.

A typical full commercial inspection will reveal:

Most clients request a standard inspection report that includes photos, and narratives outlining concerns and deficiencies uncovered during the on-site inspection. Additionally, long and short term repair or replacement costs can be included in the report.

Roof Inspections

An independent, unbiased inspection of the roof's condition followed by a report with high-resolution photos and a description of the current state, the useful service life, and required repairs.

Indoor Air Quality

Professional inspection and testing solutions that address the majority of air quality issues such as mold testing, carbon dioxide, and carbon monoxide detection.

Infrared Inspections
